Crawlspace VentilationNote: Radon Mitigation is a
separate field outside of the scope of our work. Standard
foundation vents are installed to provide ventilation to the
crawlspace. They are opened and closed by sliding a lever. Automatic
foundation vents open automatically at 70 degrees F and close at 40
degrees F. Below 40
degrees heat loss and even freezing is a problem. Powered
ventilation systems use a humidity sensor to operate a fan to ventilate
the crawlspace. Crawlspace ventilation is not common in the metro Denver area. In some low-lying areas crawlspace ventilation is used to attempt to control moisture in the crawl space. However, care must be taken when installing crawlspace ventilation systems or the problem can be made worse. Warm, moist air entering a cool crawlspace can actually condense moisture out of the air. And freezing cold air flowing through the crawlspace in the winter can freeze pipes and drive up heating costs. In the parts of our country where crawlspace moisture is a real problem they have been moving away from ventilation in favor of unventilated crawlspaces. The first concern in these systems is eliminating any source of groundwater entering the crawlspace. Sealing the foundations and installing sump pumps is done if necessary. Then, a waterproof membrane is installed as a moisture barrier to seal the water out. The goal is to keep the air in the crawlspace dry, not the ground.
